25 King is part of the Brisbane Showgrounds precinct and urban neighbourhood nestled 1.6 km from the Brisbane CBD. The vibrant precinct is one of the most significant urban renewal initiatives in the state, and a stand-out example of mixed-use developments encompassing 340,000 m2 of new residential, commercial, retail, and cultural spaces. A bustling commercial precinct on King Street features 25 King and the Kingsgate workspaces by Lendlease. Alongside Rydges Hotel, retailers and The Green and The Yards residential apartments.
Lendlease embarked on Queensland’s first engineered timber office building: 25 King. The next connected, collaborative workspace for the Brisbane Showgrounds redevelopment plan.
25 King uses leading timber engineering to showcase mass-engineered timber (MET). Spanning more than 14,500 sqm across ten storeys, it is set tobe Australia’s tallest timber commercial building.
Sparks+Partners played a crucial role in the construction design of 25 King with Lendlease. The project presented unique challenges, particularly in handling the sewer drainage from the sinks, which required an unconventional approach.
We designed a unique solution by implementing pump-out pits to facilitate sewer drainage from the sinks. The pump-out pits were equipped with strategically placed odour filters to eliminate the need for vent pipes. Our solution aimed to optimise the sewer design while ensuring quality products and fittings were used.
