Acquired by Aliro Group in early 2020, the former ‘Toyota Woolooware Bay’ site was occupied by Toyota Motor Corporation Australia between the late 1980s and 2019 when Toyota announced it would cease manufacturing vehicles in Australia. It is located in a perfect position near major transport routes, with access to Port Botany, Sydney Airport, Caringbah Station and the upcoming Woolooware Bay Town Centre.
Aliro Group’s vision for the site is to create a leading business park offering a diverse range of uses including logistics, e-commerce, childcare, cafe and light industries. To capture the concept the site is named TripleTwoNine.
Due to the legacy use of the Caringbah estate, Sparks+Partners were met with three primary challenges. First, retrofitting the existing development to meet Green Star, and council standards for stormwater discharge. Secondly, managing site flooding to prevent adverse effects on neighbouring properties and, lastly, ensuring the overall development’s safety.
Careful planning and consideration by our Civil team helped overcome these challenges, all within the time constraints of the project. Resulting in a successful Stage 1 Development Application (DA) and Complying Development Certificate (CDC) approval with construction concluded in 2023. Together with the completion of Stage 2 DA and submission for Green Star accreditation in 2023. Construction is due to commence in 2024 with completion in 2026.
